A number of freehold health and fitness clubs were put to institutional investors. Freehold values were agreed in return for 25 year leases. A template lease was agreed and replicated across the assets. The capital was ultimately returned to refresh the business interiors and support the member experience.
An adjacent land owner required a right of way moving over his land to enable construction of 3 houses. Discussion secured a useful capital receipt in return for the varied route, plus improved rights of way over foot and a new restaurant bin store.
Residential neighbours wanted the proposed cinema but at the same time were worried about the impact on their lives, due to possible disturbance from the customers as they travelled back and forth. Using empathy and positivity, concerns were assuaged. Planning was approved, despite a mixed response from supporters and opposers. The same energy achieved the grant of a Premise Licence.
Various operators have sought to expand their portfolios. Existing market analysis informed supply / demand and drove a possible target town list. Focused site search exercises unearthed suitable new business opportunities. Working with operators, designers and cost experts, feasibility analysis refined the opportunity. Purchase prices were negotiated, followed by legal work to achieve the appropriate purchase contract / lease. Planning permissions were secured, followed by the grant of Premise Licences.
The look and feel of the new business evolved, costs were reined in, contractors cagouled to deliver the project. The styling of the new business was informed, to create a venue befitting the operation.
